Void Property Clearance Glasgow

When a tenant has gone or a tenancy has ended after a death, we clear the empty property for landlords, letting agents, housing associations and executors, leaving it swept and ready for the next stage.

Void and end of tenancy clearances

Turning an empty property around

A void property is one that is empty and waiting for its next use, whether that is a new tenant, repairs, a sale or a return to a housing association. In Glasgow that might be a tenement flat in Dennistoun or Govanhill, a four-in-a-block in Cardonald, a terraced house in Easterhouse or a new build flat by the river. The common thread is that whatever the last occupant left behind has to go before anyone else can move in.

We work for private landlords, letting agents, housing associations and executors dealing with a tenancy after a death. You tell us what needs to go and send photos or arrange access for a visit, and we agree a rate up front. We can collect keys from your office, clear furniture, white goods, carpets and rubbish, empty the loft and garden, and leave the property swept and empty for cleaners or tradespeople. If the next tenant is already lined up and the gap is short, our end of tenancy clearance service is built around exactly that.

  • Keys collected from your agent, solicitor or office and returned
  • Furniture, white goods, carpets and underlay all removed
  • Loft, shed, cellar and garden cleared on the same visit
  • Property left swept and empty, ready for cleaners or trades
  • Waste transfer paperwork for landlords and letting agents
  • Photos sent so you can check the job without visiting
  • Personal papers or valuables found are handed back to you

Local know-how

Clearing a void property

What we clear from a void property, where it goes and how keys and access work.

Everything the last occupant left

Void clearances range from a few bin bags and a broken bed to a fully furnished home. We remove beds, sofas, wardrobes, cookers, fridges, washing machines, carpets and underlay, curtains, kitchen contents and general rubbish, then the loft, the shed and the garden. Where a property has been neglected or hoarded, we plan a bigger team so it is still done in one visit, and we lift carpets so your trades see the floor.

Paperwork and proper disposal

As a SEPA registered waste carrier, we take everything back to our Glasgow depot, sort it for reuse, charity and recycling, and provide waste transfer paperwork, which landlords and agents running a business need to keep for at least two years under the duty of care. Sofas and armchairs are kept whole under POPs rules and appliances go for proper electrical recycling. Nothing is fly-tipped, so nothing comes back to you.

Keys, access and closes

Most void work is done without anyone present. We collect keys from the letting agent, landlord or solicitor and return them when we finish, and we send photos of the empty property. In tenement closes we keep the stair clear for neighbours while we carry items down, and we sweep the landing afterwards. Tell us about controlled entry doors, parking restrictions or a back court we need to use.

Questions

Void clearance FAQs

How is a void clearance priced?
We look at how much is left in the property, what it is, which floor it is on and whether the loft, garden or carpets are included. Photos or an inventory are usually enough for us to give an up-front rate, and we can visit if needed. The rate is agreed before work starts, so you can approve it or pass it to your client or landlord.
The tenant left belongings behind. Can you just clear them?
We can clear them once you instruct us, but as a landlord you should make sure you have followed the correct steps before anything is disposed of, especially if the tenant may come back for it. Our guide on what to do when a tenant left belongings after moving out in Scotland sets out the things to check first.
Does anyone need to meet you at the property?
No. Letting agents and landlords usually leave keys for us to collect from their office, or with a neighbour or concierge, and we return them when we finish. We call ahead on the day and send photos when the property is empty, so you do not have to make a trip across the city to check.
We are executors and the tenancy needs to be ended. Can you help?
Yes. When someone who rented their home has died, the family or executor often has to empty it before the tenancy can end. We set aside personal items, papers and photographs for the family, then clear the rest. Our guide on how long you have to clear a council house after a death in Glasgow explains the timescales to ask about.
Can you deal with a property that has been badly neglected?
Yes. Some void properties are far fuller or messier than expected, and we plan a larger team when that is the case. Please be honest about the condition when you send photos, and tell us about anything such as needles, chemicals or gas bottles, because we do not take hazardous waste and will advise when a specialist is needed.
Do you provide waste transfer paperwork?
Yes. Landlords, letting agents and housing associations are businesses, so the waste from a void property is business waste and has to go through a registered carrier. We are registered with SEPA and leave the paperwork when the job is complete, so you have a record of where the waste went.
