When a Scottish commercial lease reaches its ish, the legal term for the date it ends, the landlord's surveyor will usually compare the premises with what the lease requires and prepare a schedule of dilapidations. Anything the tenant added that has to come out, and anything left behind, can end up in a claim. On many schedules the biggest items are partitions, ceilings, floor coverings, signage, cabling and the contents of the unit.

Jettison takes on that removal work. We go through the schedule or the licence for alterations with you, cost each removal item separately and carry them out in the right order, coordinating with any trades who are making good afterwards. When we finish, you have photographs and disposal paperwork showing exactly what was done, which helps when the claim is being agreed.

Dilapidations can be expensive and the deadline is fixed by the lease. Planning early keeps both the cost and the stress down.

Start with the schedule

The schedule of dilapidations, the licence for alterations or the drawings from the original fit-out tell us what needs to come out. We cost only the removal items, set them out in a simple list and highlight any that seem open to challenge, so your surveyor can query them before you commit to the spend.

Plan before the deadline

Leaving dilapidations until the last few weeks of a lease rarely ends well. If we cost the work months ahead of a break option or expiry, you have room to discuss the scope with the landlord, weigh up doing the works against a cash settlement and line up trades in a sensible sequence.

Tenant or landlord

We are instructed by both parties. Tenants on their way out bring us in to shrink the claim before the keys go back. Landlords and managing agents call us when a lease has been surrendered or a unit has been abandoned full of contents, so that refurbishment or marketing can begin.

Occupied buildings

Multi-let offices and shopping centres still have neighbours who need to work. We book the goods lift, lay protection in shared corridors, keep dust and noise to a minimum and move to early mornings, evenings or weekends when the building manager prefers. Every load leaves by the route the building manager approves.

Evidence that stands up

Photographs taken room by room before we start and again when we finish, alongside the waste transfer notes, show the surveyor what the unit looked like on the day it was handed back. Having that record to hand usually shortens any argument about condition.

Less to landfill

Carpet tiles, ceiling grids, plasterboard, glazed partitions, furniture and IT equipment are separated for reuse and recycling. Good quality office furniture is offered for reuse before anything is broken down, and our IT disposal service deals with old computers securely.

Dilapidations FAQs

What are dilapidations?
The term covers the repairs, removals and reinstatement a commercial tenant is obliged to carry out, or compensate the landlord for, when a lease comes to an end. A surveyor acting for the landlord normally lists them in a schedule, which can include taking out alterations, fixing damage and emptying the premises.
Will you also do the making good?
Our part of the schedule is clearing, removing and stripping out. Decorating, patching walls and similar finishing work belongs to other trades, and we agree a sequence with them so nobody is waiting on anyone else.
When is the right time to call?
The moment a schedule lands with you, and earlier still if you can see a break option or expiry approaching. A quote in hand months ahead gives you something solid to negotiate with.
Do you work evenings and weekends?
Often, yes. Lease-end jobs in busy office blocks and on city centre streets frequently have to happen after the working day or at weekends, and we plan crews around that.
What records will we have at the end?
A set of photographs of the empty unit and a waste transfer note for each load. Those are usually the first documents a surveyor asks for when the final figure is being agreed.
Do you give legal or surveying advice?
No. We are not surveyors or solicitors, so any dispute about what the lease requires should go to a chartered building surveyor or your legal adviser. What we can do is price the physical works clearly and carry them out properly.
