A soft strip removes everything inside a building that is not part of its structure. Furniture and loose contents go first, then the fixtures and fittings: suspended ceilings, stud partitions, raised floors, carpets, doors, kitchens, toilets and redundant services. What is left is the frame, the floor slabs and the walls that hold the building up, ready for the next stage of the project.

Many projects use one firm to clear the contents and another to carry out the strip. Jettison does both. That means one survey, one programme and one set of paperwork, and it removes the awkward handover where one contractor waits for another to finish. Planning a soft strip

A soft strip is construction work, not just a big clearance. These are the things we put in place before a single ceiling tile comes down.

Asbestos comes first

Before any work that disturbs the fabric of a building, the Control of Asbestos Regulations 2012 require a refurbishment and demolition survey. We ask to see that survey before we price the strip-out, and any asbestos it identifies must be removed by a licensed contractor before our team starts. If there is no survey, we will tell you so you can arrange one.

Services made safe

Electrics, gas and water feeding the areas being stripped have to be isolated and confirmed safe by qualified trades. We work with your electrician or principal contractor so that cables and pipework are dead and capped before our crew removes ceilings, trunking or fittings.

Method and site rules

We provide risk assessments and method statements for the work, follow your site induction and permit systems, and plan the sequence so that floors are stripped from the top down or zone by zone. High level work on ceilings and fittings is carried out using suitable access equipment.

Segregated arisings

A soft strip produces a lot of material that can be recycled when it is kept clean. Metal ceiling grids, plasterboard, timber, carpet tiles, glass and cabling go into separate streams, which helps your project meet its environmental targets and keeps disposal costs under control.

Occupied and city centre buildings

Many Glasgow strip-outs happen in buildings that are partly occupied or on busy streets. We plan protected routes, agree lift use and loading times, control dust and noise and can work out of hours, so that neighbouring tenants and the public are not disrupted.

Soft strip FAQs

What is the difference between soft strip and demolition?
A soft strip removes the non-structural parts of a building, such as ceilings, partitions, fittings and services, while the structure stays in place. Demolition takes down the structure itself. A soft strip is often carried out before demolition so that materials can be separated and recycled, or before a refurbishment so that the new fit-out starts from a clean shell.
Do we need an asbestos survey before a soft strip?
Yes. Any work that disturbs the building fabric needs a refurbishment and demolition asbestos survey under the Control of Asbestos Regulations 2012. We ask to see it before we price, and any asbestos identified must be removed by a licensed contractor before the strip-out starts.
Can you clear the contents as well?
Yes, and that is one of the main reasons clients use us. We clear furniture, equipment and loose contents first, then move straight on to the strip, so there is no gap between contractors and no confusion about who is responsible for what.
Can you work in a building that is still partly occupied?
Yes. We plan routes, lift access, noise and dust control around the people still using the building, and we can work evenings and weekends where that is needed.
What happens to the materials you remove?
Materials are separated as they come out, so metals, plasterboard, timber, glass, carpet and cabling can go to the right recycling routes. Items that can be reused, such as furniture or office equipment, are offered for reuse first. You receive waste transfer notes for everything we take away.
Do you carry out structural demolition?
No. We remove contents and non-structural elements only. If your project moves on to demolition, we can work alongside your demolition contractor so the building is ready for them.
