Doing it yourself

City of Edinburgh Council runs community recycling centres at Seafield, Sighthill and Craigmillar, and you need a booked appointment to visit any of them. If you plan to use a van or a trailer, you must book a slot and bring ID, and Craigmillar does not accept vans at all. For a whole flat or house, that is a lot of separate bookings to arrange around work and family.

Closes, stairs and parking controls

The Old Town and New Town together form a UNESCO World Heritage Site, and clearing a flat there often means narrow closes, long common stairs and listed buildings where care is needed with walls and banisters. Much of central Edinburgh has controlled parking, so we plan where the truck can stop before the day. Tell us the floor level, the stair and any parking permits, and we will arrange the rest.

How much does a house clearance in Edinburgh cost?
We do not work from a set price list, because every property is different. The rate depends on the volume, the type of items and the access, and in Edinburgh access matters a great deal: a fourth-floor New Town flat with no lift and restricted parking takes more work than a Corstorphine bungalow with a driveway. Photographs or a visit let us agree an up-front rate before any work starts.
Are you based in Edinburgh?
No. Our only depot is in the east end of Glasgow, and we cover Edinburgh from there. Rather than offering short-notice slots, we book each Edinburgh clearance ahead of time and plan it fully, including parking and access, so the right truck and team arrive together. Items are taken back to Glasgow, where they are sorted for reuse, charity and recycling.
Can you work in streets with controlled parking?
Yes. Much of central Edinburgh, including the New Town, the Old Town, Bruntsfield and Leith, has parking controls. We look at the street before the day and plan where the truck can stop, and if a permit is needed we talk it through with you in advance. Letting us know about loading restrictions or a residents' parking zone helps us plan properly.
Do I need to be there when you clear the flat?
Not at all. Many customers, particularly executors and people who live outside Edinburgh, leave keys with us or with a neighbour. We agree beforehand what should stay, clear everything else, and keep aside documents, photographs, jewellery or cash we come across to return to you. Paperwork is left once the work is complete. Can you get a sofa down a tenement stair?
Yes. Our team carries sofas, wardrobes and beds down common stairs, and we dismantle what we can so it fits through doors and around landings. Sofas and armchairs stay whole and separate in the truck so they can go for the correct treatment under Scottish rules on persistent organic pollutants. We do not take asbestos, paint, chemicals, gas bottles or fuel.
Do you clear rented flats for Edinburgh letting agents?
Yes. We carry out void and end of tenancy clearances for landlords and letting agents across the city, from student flats in Newington and Marchmont to family homes in the suburbs.
