House clearance in Morningside

Your local clearance team

Morningside sits about a mile and a half south of Edinburgh city centre, and our crews reach it from our Glasgow depot by the M8 and the City Bypass, turning in along the A702 past Fairmilehead and Comiston. The north end, around Morningside Road and the old clock, is mostly Victorian tenements. Heading south towards Braid Road and the Braid Hills, the streets open out into Victorian and Edwardian villas, semis and bungalows. We also clear homes in Greenhill, Church Hill, Merchiston and Comiston.

A lot of Morningside work involves a family home that has been lived in for decades: a villa with a full loft, a cellar or press cupboards, a garage and a long back garden. We clear the lot, from heavy wardrobes and dining suites to carpets, underlay and garden sheds, and we set aside anything the family wants to keep. Once you have agreed an up-front rate from photos or our visit, that is the rate for the job. Every load returns to our Glasgow depot for sorting, and over 90% is reused or recycled.

  • We call ahead on the day so you know when to expect us
  • Up-front rates agreed before any work starts
  • Friendly, uniformed and fully insured team
  • Furniture dismantled and carpets lifted
  • Sweep and tidy once the property is empty
  • Over 90% of what we collect is reused or recycled
  • Registered waste carrier, so your waste is handled legally
  • We do not remove asbestos or hazardous waste

Local know-how

Clearing a home in Morningside

What to know before you clear a property in Morningside, and why most people find one visit from our team easier than doing it themselves.

A single visit for a large house

Emptying a five-bedroom villa by car could mean dozens of runs across the city, plus finding help to lift the heavy pieces. Our uniformed team brings the truck, the people and the tools, takes beds and wardrobes apart where needed, lifts the carpets and works through every room, loft space and outbuilding in one planned visit. Before leaving we sweep through, so the house is ready for the estate agent, the surveyor or the next owner.

Doing it yourself

If you plan to take things to the tip yourself, the City of Edinburgh Council runs community recycling centres at Seafield, Sighthill and Craigmillar, and every visit has to be booked as an appointment. Bringing a van or trailer means booking a van slot and showing ID, and Craigmillar does not accept vans at all. From Morningside each of those centres is a drive across town, so clearing a whole villa soon turns into a long list of bookings.

Villas, tenements and quiet lanes

South of the clock, many Morningside homes are detached or semi-detached villas with drives, steps up to the front door and large gardens, and part of the district lies within the Morningside Conservation Area. Further north, tenement flats share a common stair, and parking on Morningside Road is busy with shoppers and buses. Lanes such as Canaan Lane and Jordan Lane can be tight for a truck, so tell us where we can stop and we will plan the carry.

Questions

Morningside house clearance FAQs

What will a Morningside house clearance cost?
There is no set price, because a tidy bungalow in Comiston and a packed Victorian villa with a full loft are very different jobs. The rate depends on the volume, what the items are and how easy the access is, including stairs and how far we have to carry. Share photos or book a visit and we will agree an up-front rate with you before any work begins.
Can you help a parent who is moving out of a large Morningside home?
Yes. When someone is moving into a smaller flat or a care home, we can clear only what is not going with them, planned around the date of the move. Mark or list the things that are staying and we will leave them untouched. Anything personal we come across, such as photographs, letters or jewellery, is handed back to the family rather than thrown away.
Do you handle executry clearances for solicitors in Morningside?
Yes. We clear homes for families and for solicitors acting in an executry, and we leave paperwork when the job is complete. Many executors live away from Edinburgh, so it is common to leave keys with us or with a neighbour rather than be there on the day. Our guide to who clears a house when someone dies explains how the process works in Scotland.
Will you take the contents of the garden shed and garage too?
Yes. Mowers, tools, old bikes, garden furniture and the shed itself can all go, along with green waste and old fence panels. The exceptions are hazardous items such as tins of paint, chemicals, fuel and gas bottles, which we cannot take, and anything containing asbestos. If you are unsure about something in the garage, point it out in your photos and we will tell you.
Is it a problem if the flat is above a shop on Morningside Road?
Not at all. Plenty of Morningside Road flats sit above shops, with a common stair entered from the street or from a lane behind. We carry everything down by hand, taking care with the stairwell, and plan where the truck can wait so that it does not hold up buses or deliveries. Letting us know the floor helps us send the right size of team.
