Industrial and commercial units fill up in ways that homes never do. Years of stock, packaging, broken pallets, redundant machinery, racking, workbenches, office furniture from the mezzanine and the contents of a dozen storerooms. When a business relocates, downsizes, closes or refurbishes, all of it has to go, and it has to go in a way that keeps people safe and keeps the waste trail clean.

How we approach it

What makes an industrial clearance different

Bigger spaces, heavier items and stricter paperwork. These are the parts of the job we plan for before the first item moves.

Survey and planning

Every commercial clearance starts with a walk round, either on site or by video call. We note access routes, loading bays, lift sizes, floor loadings and anything that needs specialist handling, then put together a sequence of work and a fixed quote. If your landlord or principal contractor needs a risk assessment and method statement, we provide one.

Heavy and bulky items

Pallet racking, steel shelving, workbenches, compressors, cages, lockers and redundant machinery are dismantled where needed and removed with the right equipment. Where an item has to be disconnected from power, gas or water, we ask for that to be done by your own qualified contractor first, so it is safe for our crew to handle.

Stock and packaging

End of line stock, returns, damaged goods and packaging often make up most of the volume in a warehouse. We separate cardboard, plastic film, timber and metal so they can be recycled, and we can arrange the secure destruction of branded or sensitive stock that must not reach the market.

Recycling and the paper trail

The Waste (Scotland) Regulations 2012 require businesses to keep key recyclable materials separate, and your duty of care continues until the waste is properly dealt with. We sort loads at our depot, recover as much as possible and provide waste transfer notes for every load, which you should keep for at least two years.

Working around your business

Not every clearance happens in an empty building. If you are still trading, we can clear one area at a time, work evenings or weekends, keep fire routes clear and coordinate with your own staff so that deliveries and production carry on.

Offices, records and IT

Most industrial sites have an office somewhere. We clear desks, chairs and cabinets alongside the shop floor, and we can include confidential waste disposal and hard drive and IT disposal so that records and data are destroyed securely.

Commercial clearance FAQs

How is a commercial clearance priced?
We price from the survey, based on the volume and type of material, the access, the number of crews and vehicles needed and how long the work will take. You receive a fixed quote with the scope written down, so you know exactly what is included before you sign anything off.
Can you clear a site while we are still operating?
Yes. We regularly phase work so a business can keep trading, clearing one bay, floor or building at a time and working outside your operating hours where that helps. Safe routes and exclusion zones are agreed with your site manager before we start.
Do you remove machinery?
We remove redundant machinery and equipment once it has been isolated and disconnected by a qualified person. Where an item still has value, we can advise on whether it is worth selling before it goes for recycling, which can reduce the overall cost of the clearance.
What paperwork will we receive?
You receive waste transfer notes for each load, and we can provide photographs of the cleared site. For contract or repeat clients we can also report on where the waste went, which is useful for environmental reporting and ISO 14001 systems.
Do you handle hazardous waste?
No. Asbestos, chemicals, oils, gas cylinders and other hazardous materials must be dealt with by specialist licensed contractors. If you have any of these on site, tell us at the survey stage and we will plan our work around their removal.
Do you work outside Glasgow?
Yes. We are based in the east end of Glasgow and work across Scotland, including Edinburgh, Lanarkshire, Ayrshire, Stirling, Dundee and Aberdeen. Larger jobs further afield follow the same survey and quote process.
