Most end of tenancy clearances happen with nobody present. We collect keys from the agent, use key safes or meet a concierge, and return the keys when we finish. In tenement closes we keep the stair clear for neighbours and sweep up after ourselves.

HMOs and portfolios

Reuse rather than skips

Does someone need to let you in?
Not necessarily. Keys can be picked up from your branch, a lockbox or the concierge desk. We phone before we set off, send pictures of the emptied rooms and drop the keys back afterwards.
How long does an end of tenancy clearance take?
It depends on how much has been left and how easy the property is to work in. A lightly furnished flat can be done in a few hours, while a fully furnished house with a loft and garden takes longer. Our guide on how long a house clearance takes gives more detail.
Can I have proof of what you took away?
Certainly. Every room is photographed as we arrive and again as we leave, and on request we write up a list of the items removed. Keep it with the tenancy paperwork in case the deposit return is challenged.
Can you handle student flats and HMOs?
We do this a lot, often several bedrooms or flats in one block. When the summer changeover comes round we group neighbouring addresses together where the dates line up.
What is the difference between an end of tenancy and a void clearance?
An end of tenancy clearance happens in the short gap between one tenant leaving and the next arriving, so it is mostly about dates, records and deposits. A void clearance is for a property that will stand empty for longer, perhaps for repairs, a sale, a return to a housing association or after a tenant has died.
Do you take carpets and white goods?
Yes. We lift carpets and underlay if you want the floors bare, and we remove fridges, washing machines and cookers, sending them to approved facilities for recycling.
