House clearance in New Town

Your local clearance team

The New Town was built in stages from 1767 to around 1850, starting with James Craig's plan of Princes Street, George Street and Queen Street, and together with the Old Town it forms a UNESCO World Heritage Site. Our crews come in from our Glasgow depot along the M8, and every New Town job is planned ahead because of the parking controls. We clear homes on Heriot Row, Great King Street and Abercromby Place, around Moray Place, and down into Stockbridge, Canonmills and Broughton.

Many New Town properties are listed buildings, so we work carefully around stone stairs, cornicing, cast-iron banisters and original doorways. Our uniformed team takes large furniture apart where it will not turn on a stair, lifts carpets, and clears basement vaults and attic rooms. Family pieces you want to keep are set aside, and anything personal we find is passed back to you. You agree the rate before we begin, we leave the property swept, and over 90% of what we collect is reused or recycled.

  • We call ahead on the day so you know when to expect us
  • Up-front rates agreed before any work starts
  • Friendly, uniformed and fully insured team
  • Furniture dismantled and carpets lifted
  • Sweep and tidy once the property is empty
  • Over 90% of what we collect is reused or recycled
  • Registered waste carrier, so your waste is handled legally
  • We do not remove asbestos or hazardous waste

Local know-how

Clearing a home in the New Town

What to know before you clear a property in New Town, and why most people find one visit from our team easier than doing it themselves.

One visit around tight parking

With residents' permit bays and loading restrictions on so many New Town streets, making repeated trips by car is a real headache. Our team brings everything needed to empty the property in one planned visit, so the truck is only at the kerb once. We carry down from top floor flats on the common stair, clear the basement and leave the rooms swept and ready for the agent, the valuer or the next owner.

Doing it yourself

Taking the contents of a New Town flat to the tip yourself means booking appointments at the council's community recycling centres at Seafield, Sighthill or Craigmillar, none of which is in the city centre. If you hire a van, you need a booked van slot and ID, and Craigmillar will not let vans in. Add the job of finding somewhere to stop on a permit street while you load, and it becomes a long and draining process.

Townhouses, basements and mews

Along the east to west streets, the New Town is mostly Georgian townhouses, many now divided into main-door flats with basement flats below, reached by steps down from the pavement behind railings. The north to south streets have tenement flats on stone common stairs, often four or five floors with no lift. Behind them, mews lanes such as Circus Lane hold converted coach houses. Tell us the floor, the stair and any parking permits when you ask for a rate.

Questions

New Town house clearance FAQs

How is a New Town clearance priced?
We price on the amount to be cleared, the kind of items and the access. In the New Town, access often makes the biggest difference: a fourth floor flat on a common stair, a basement reached by narrow steps or a street with strict parking rules all take more time. Photos or a visit give us what we need to agree an up-front rate before we start.
Can you work in a listed building?
Yes. A large share of New Town homes are listed, and we take care moving heavy pieces past original stonework, plasterwork and banisters. Rather than force a wardrobe or sideboard round a tight turn in the stair, we take it apart first. If there are particular features you are worried about, point them out when we visit and we will plan around them.
Is parking a problem in the New Town?
It can be, with residents' permit zones and loading restrictions across most of the area. Tell us the street when you get in touch, and whether the building has a lane or mews behind it, and we will plan where the truck can stop. If you hold a visitor permit or can arrange a space outside, that helps us keep the carry short.
Can a solicitor instruct you to clear a New Town flat?
Yes. We work for solicitors and executors as well as families, and many hand us the keys and leave us to it. We set aside anything listed in the inventory or requested by the family, hand over papers and valuables we find, and leave paperwork when the property is clear. Our guide to who clears a house when someone dies explains the process.
Will you clear the vaults under the pavement?
Yes. The vaults under New Town pavements often hold old furniture, bikes, boxes, coal-era junk and years of forgotten storage. We clear them along with the rest of the property, as long as they belong to your flat. Paint tins, chemicals and fuel are the exceptions, as we cannot take hazardous waste, and we do not handle asbestos.
