A skip looks simple: one hire fee, a container on the drive and you fill it at your own pace. In practice, the hire fee is rarely the whole cost, and the work and worry all sit with you. A home clearance company takes the lifting, the restricted items, the paperwork and the disposal off your hands in one visit.

This post focuses on the hidden costs and hassle that catch people out with skips, and what a clearance company does instead. If you want a straight side by side comparison, read our guide to house clearance vs skip hire.

The hidden costs and hassle of skip hire

Permits for skips on the road

If you have no driveway, the skip goes on the road and needs a council permit. In Glasgow for 2026/27 that is £55 for the first week outside the city centre and £36.75 for each extra week, or £92 for the first week and £49 per extra week in the city centre. A clear out that drags on for a few weekends soon adds up.

Weight and fill limits

Skips must not be loaded above the sides, and heavy contents such as books, solid wood furniture or old tiles fill a skip by weight long before it looks full. If a skip is overloaded, the hire company may charge extra or refuse to lift it until part of the load is taken out, and that means more work for you.

Someone else filling your skip

An open skip on the street overnight is an invitation. People passing by add old mattresses, broken chairs and bags of rubbish, and you end up paying to dispose of their waste. If they add something the skip company will not accept, such as paint or a fridge, your collection can be held up until it is removed.

Damage to drives and paths

A loaded skip is extremely heavy. On a monoblock or tarmac driveway, the drop off and collection can crack or mark the surface, and putting it right may well fall to you. Check the hire terms before you book.

Doing all the lifting yourself

Every wardrobe, bed, sofa and appliance has to be carried out by you, often down stairs and through narrow hallways. That means days of hard physical work, a real risk of injury and, for many people, asking family and friends to give up their weekends.

Restricted items need a second plan

A lot of what is in an ordinary home cannot go in a general skip:

  • sofas, armchairs and other upholstered seating, which in Scotland must be incinerated rather than landfilled and must not be mixed with other waste because of the persistent organic pollutants (POPs) they may contain
  • fridges, freezers and other electricals, which go to approved treatment facilities
  • tyres, most of which are banned from landfill
  • paint, chemicals, gas bottles, batteries and asbestos

So alongside the skip, you still need another route for these, which usually means arranging separate collections or making car trips to a recycling centre, where vans are only allowed at Shieldhall and Dawsholm at set times. A clearance company takes them away in the same visit as everything else.

What a home clearance company brings instead

A good clearance company replaces all of that with a single booking. Here is what you can expect from Jettison Express:

  • One team, one visit. Our crew carries everything out, including from upper floors and lofts, and loads it straight into the van. There is no container on the drive and no permit to arrange.
  • Larger furniture taken apart for you. We dismantle wardrobes, beds and units, and lift carpets and flooring, so you do not need tools or helpers.
  • The awkward items in the same visit. Upholstered seating, appliances and general contents all go together, and each is sent down the right route. We remove non-hazardous waste only, so asbestos needs a licensed specialist.
  • Sorting and recycling. Everything we collect goes back to our depot to be sorted for recycling, and our recycling rate is over 90%.
  • Legal disposal and paperwork. As a registered waste carrier, we help you meet your duty of care, and we leave paperwork once the job is complete. You can check any carrier on SEPA's public register.
  • A clean finish. We give the cleared area a final sweep and tidy before we leave.
  • Clear pricing. We work to up-front rates, so you know the cost before we start, and our uniformed team calls ahead when we are on the way.

Who benefits most from a clearance company

Families clearing a loved one's home

Clearing the home of someone who has died is hard enough without hauling furniture to a skip. Many families and solicitors handling executry clearances ask us to do the heavy work once they have taken what they want to keep. Our house clearance service is built around that kind of job.

Landlords and letting agents

When a tenant leaves a flat full of belongings, the property needs to be clear quickly for the next let. A skip outside a tenement does little to help. Our void property clearance in Glasgow covers furniture, white goods and general rubbish in one visit.

Upper floor flats and homes with no drive

If you live in a tenement or a flat with no off street space, a skip means a road permit, lost parking and many trips down a common stair. A clearance team is far less disruptive for you and your neighbours.

People downsizing

Moving to a smaller home often means letting go of large furniture that will not fit. A clearance company can remove it on the same visit as the rest of your unwanted items.

When a skip still makes sense

Skips are the right tool for some jobs. If you are ripping out a kitchen, digging out a garden or knocking down a wall, and you have a driveway, able helpers and time, a skip is a sensible way to handle rubble, soil and building waste. Many renovation projects use a clearance team to empty the house first, then a skip for the building work.

Frequently asked questions

What are the hidden costs of hiring a skip?

Beyond the hire fee, you may pay for a council permit if the skip sits on the road, extra weeks of hire and permit if the job overruns, a second skip if the first fills up, charges for overloading, and separate disposal for items a skip cannot take, such as sofas, fridges and tyres. Then there is your own time and effort spent loading it.

Is a clearance company better than a skip for a flat?

Usually, yes. Most flats have no driveway, so a skip needs a road permit, takes up parking and has to be filled by carrying everything down a shared stair. A clearance team does the carrying, loads the van and leaves with the contents, so there is nothing left in the street for others to add to.

Will a house clearance company take my old sofa?

Yes. Jettison Express takes sofas, armchairs and other upholstered seating as part of a clearance. In Scotland, waste upholstered seating may contain persistent organic pollutants, so it has to be incinerated rather than landfilled and kept separate from other waste. That is one reason it should not go in a general skip.

Does a clearance company sort waste for recycling?

A good one should. At Jettison Express, everything we remove is taken back to our depot and sorted for recycling, and our recycling rate is over 90%. Before you book any company, ask what happens to the waste and check that they appear on SEPA's public register of waste carriers.
