House clearance in Craigmillar

Your local clearance team

Craigmillar lies about three miles south east of Edinburgh city centre, below the walls of Craigmillar Castle and close to the Royal Infirmary at Little France. Housing here spans almost a century, from 1920s tenements and post-war council blocks to the new streets built as older homes were taken down during regeneration. Our trucks come through from the east end of Glasgow on pre-planned dates to clear homes in Craigmillar, Greendykes, Niddrie Mains and the edges of Duddingston and Newcraighall.

A lot of our work in this part of the city is for housing associations, private landlords and families: void flats that need emptying between tenants, a relative's home after a death, or rooms that have filled up over the years. We price each job from photos or a visit and agree the rate first. Our team then removes the contents, takes up carpets and leaves the property swept. Items return to our Glasgow depot, and over 90% are reused or recycled.

  • We call ahead on the day so you know when to expect us
  • Up-front rates agreed before any work starts
  • Friendly, uniformed and fully insured team
  • Furniture dismantled and carpets lifted
  • Sweep and tidy once the property is empty
  • Over 90% of what we collect is reused or recycled
  • Registered waste carrier, so your waste is handled legally
  • We do not remove asbestos or hazardous waste

Local know-how

Clearing a home in Craigmillar

What to know before you clear a property in Craigmillar, and why most people find one visit from our team easier than doing it themselves.

One booked visit instead of many runs

Without a van, clearing a flat in Craigmillar means a long string of short trips, each one involving lifting, loading and booking. A single visit from our crew replaces all of that. We arrive with enough people to empty the property, take beds and wardrobes apart where needed, and load everything into one truck, so a flat that would have taken weeks of evenings is finished in a day.

Doing it yourself

Craigmillar has one of the three city community recycling centres on its doorstep, but it only helps if you have a car: vans are turned away there, and every visit has to be booked as an appointment. Anyone using a van or trailer must book a slot at Seafield or Sighthill instead and bring ID. For the contents of a whole house, the bookings and the loading add up quickly.

Tenements, blocks and new builds

Older tenement stairs and flatted blocks mean a lot of carrying by hand, while the newer houses and flats built through the regeneration usually have parking bays close by. Some newer blocks have lifts, and we are happy to follow any rules about booking them. Let us know the floor, whether there is a lift and where a truck can park, and we will send the right size of team.

Questions

Craigmillar house clearance FAQs

How do you work out the price of a clearance in Craigmillar?
We look at the volume, what the items are and how they will get out of the building. A ground floor flat with a few rooms of furniture is quicker than a fully furnished home on an upper floor with a long stair carry. Photos sent by phone are usually enough for us to agree an up-front rate, and nothing starts until you are happy with it.
Do you clear void properties for housing associations and landlords?
Yes. Void and end of tenancy clearances are a regular part of our work. We remove everything left behind, including furniture, white goods, carpets and bagged rubbish, and leave the property swept so it can be inspected, repaired and let again. Businesses receive waste transfer paperwork, and as a SEPA registered waste carrier we handle all of it legally.
Can you clear a home after someone has died?
Yes. We carry out executry clearances for families and solicitors, and we can also handle unattended death clearances where a home needs specialist care. We set aside anything you ask us to keep and hand back personal items we find. If you are not sure where to begin, our guide on who clears a house when someone dies explains the steps and who is responsible.
Will you take a sofa and a fridge freezer?
Yes. White goods such as fridges, freezers and washing machines go for proper recycling. Sofas, armchairs and other upholstered seating are kept whole and loaded separately so they can be treated correctly under Scottish rules on persistent organic pollutants. We do not remove asbestos or hazardous waste such as chemicals, paint, fuel or gas bottles.
Do you cover Niddrie, Duddingston and Newcraighall too?
Yes. As well as Craigmillar we work in Niddrie, Greendykes, Duddingston, Newcraighall, Liberton and Portobello, and right across Edinburgh. Every job in the city is planned ahead from our Glasgow depot, so share your preferred dates and we will fit the booking around them.
