House clearance in Muirhouse

Your local clearance team

Muirhouse lies in the north of Edinburgh, between Ferry Road and Muirhouse Parkway, with Pennywell Road on its eastern edge and Silverknowes and Davidson's Mains to the west. From our depot in the east end of Glasgow we come through on the M8, then head north across the city. The estate was built from the 1950s onwards and is known for tower blocks such as the 23-storey Martello Court, and the Pennywell and Muirhouse regeneration has since added many new council homes.

Much of what needs clearing here is flats, so each job is planned around lifts, landings and how far the truck is from the entrance. We take furniture, beds, white goods, carpets and general household rubbish, dismantling anything too big to fit a lift. We price from your photos or a visit and agree the rate before we start. Everything goes back to our Glasgow depot, where over 90% of it is sorted for reuse or recycling, and we leave the flat swept behind us.

  • We call ahead on the day so you know when to expect us
  • Up-front rates agreed before any work starts
  • Friendly, uniformed and fully insured team
  • Furniture dismantled and carpets lifted
  • Sweep and tidy once the property is empty
  • Over 90% of what we collect is reused or recycled
  • Registered waste carrier, so your waste is handled legally
  • We do not remove asbestos or hazardous waste

Local know-how

Clearing a flat in Muirhouse

What to know before you clear a property in Muirhouse, and why most people find one visit from our team easier than doing it themselves.

One crew instead of endless lift trips

Clearing a high-rise flat on your own means dozens of journeys in a shared lift, often waiting on neighbours, and then finding a way to move it all. Our team shares the carrying between the flat and the truck, takes wardrobes and bed frames apart so they fit the lift, and keeps the landing clear for other residents. Sofas are carried out whole so they can go for the right treatment.

Doing it yourself

Edinburgh's community recycling centres are at Seafield, Sighthill and Craigmillar, and you need a booked appointment to use any of them. A van or trailer needs its own booked slot and proof of ID, and Craigmillar turns vans away. Seafield, beyond Leith, and Sighthill, out in the south west, are both a fair drive from Muirhouse, and without a car big enough for a mattress or a sofa, a full flat is very hard to shift alone.

Tower blocks, maisonettes and new builds

Muirhouse housing ranges from multi-storey blocks such as Martello Court to low-rise maisonettes and the newer houses and flats built through the regeneration around Pennywell. Many have controlled entry doors and shared bin areas, so let us know about entry fobs, lift sizes and where the truck can pull in on Muirhouse Parkway or Pennywell Road. If the property is empty, the keys can simply be left with us.

Questions

Muirhouse house clearance FAQs

How is the price worked out for a Muirhouse flat?
We look at how much needs to go, what it is and what the access is like, including the floor, the lift and the distance to the truck. A handful of photos taken on your phone is usually enough for a one or two-bedroom flat. You then get an up-front rate to accept or turn down, agreed before we lift a single item.
Can you clear a flat at the end of a tenancy in Muirhouse?
Yes. Landlords and letting agents use us for void and end of tenancy clearances, removing whatever a tenant has left behind, from furniture and bags of rubbish to carpets and white goods. We leave the property swept so it is ready for cleaners or decorators, and businesses receive waste transfer paperwork. If you manage several flats in north Edinburgh, we can plan them together around your dates.
What if the lift in the block is not working?
We can still do the job. Carrying down a long stair takes more time and more hands, so tell us when you book if the lift is unreliable or under repair and we will plan the team around it. Stairs are part of everyday work for our crews, and we take bulky items apart first so they are safer to carry.
Do I have to be in the flat while you clear it?
No. Plenty of people hand over keys and leave us to it, especially when they live elsewhere or are clearing a relative's home. You can leave keys with us or with a neighbour, tell us anything that must stay, and we will let you know when the job is finished. Any documents, photographs or valuables we find are kept safe for you.
Can you take a sofa down from a high-rise flat?
Yes. Sofas, armchairs and other upholstered seating are carried down whole, using the lift where it is big enough, and kept separate from the rest of the load. Under Scottish rules on persistent organic pollutants they need specific treatment, which is why we do not break them up on site. Recliners and sofa beds are fine too.
